This Site
This site is presented on the understanding that it should not represent a substitute for professional consultation. You are urged to obtain full and proper advice.

No decisions or actions should be taken or postponed without your own legal advice based on a full disclosure of your own particular circumstances to your professional advisor.

The taking of legal advice should not be delayed – your position could be defeated by passage of strict time limits fixed by statute. It is not an infrequent occurrence for persons to be left unchallenged in possession of property to the point where the former title to the property is lost.

Links and downloads
This web site contains links to other sites which you may find interesting. They are beyond my control, so I make no representation as to the accuracy of the information contained on linked sites. They are attached for interest only.

Becoming a client
You will understand the need for a certain formality in setting up the solicitor/client relationship. In particular the sending of preliminary e-mails or correspondences to me and my preliminary replies to you are exploratory only and do not bring about a solicitor/client relationship

In order for you to become my client four things must happen:

You receive my acknowledgement of your preliminary instructions, confirmation of my willingness to take on your case and the basis upon which fees, outlay and VAT will be charged.

We agree the scope of the work and you agree to my terms of business.

You pay my initial consultation fee (amount to be advised to you in the course of the exploratory contacts)

You produce evidence of identity to me - in order to comply with the anti-money laundering regulations - (much as if you were opening a bank account)

What law applies?
I only advise on Irish law and I only accept instructions on the understanding that the contract with the client is based on the law of the Republic of Ireland and subject to the jurisdiction of the courts of the Republic of Ireland
